The sales office works for the builder.

They're good at their job, and their job is to sell you this house, in this phase, with their lender, at the price on the sheet. The brochure price is where the conversation starts. These are the things that get added after you've already fallen in love with the kitchen.

We call every builder in your area and get the current offer, the expiration, and whether it's tied to their lender. Not what's on the sign out front.

Why it matters: incentives change monthly and the rep won't volunteer the best one.

Register as your agent on day one

Most builders pay a buyer's agent, but only if you're registered before your first visit. We handle that, so our fee comes from the builder and you keep someone on your side in the room.

Why it matters: walk in alone and that money stays with the builder.

Negotiate the whole package

Lot premium, upgrades, closing costs, and the lender. We compare the builder's lender against outside options, and we send a third-party inspector through before you close.

Why it matters: brand new doesn't mean built right, and the design center is where the money disappears.
